Our house has one bathroom on the first floor, which is technically the ensuite bathroom of my office, which is a bedroom.
The original layout worked well, with 4 bedrooms and 3 baths upstairs, with only one guest staying in my office as the tub is rarely used.
I loved the shutters, the claw-foot bathtub, the texture added with the beadboard, the floors, and the fact that the sconce was ready.
What should I watch out for? The plaster walls were damaged, the beadboard was in bad shape and the exterior needed a minor update.

The house has a few beadboards, so I decided to remove the old ones and cover the entire wall with beadboard. Most of the house has 10 foot ceilings, but the bathroom has 9 foot ceilings. This meant that with proper floor molding I was able to use an 8 foot beadboard sheet and put the bottom and top molding together to fill the gap.

I liked the idea of a pedestal sink and didn’t need storage, so I chose one that I felt suited the age of the house. I had the whole wall covered anyway, so I lowered the electrical equipment a few inches for the sconces.

I painted the outside of the tub with black chalk paint. You can use another coat. The walls were painted the same as my office and the rest of the house (SW Extra White) and the trim was painted the same as elsewhere: SW Gossamer Veil. Removed office shutters and sprayed new trim color.

I decided not to replace the shower ring and curtain in the tub and instead purchased the exact same handheld shower that I use upstairs. There is a separate shower upstairs in the bathroom, but as a bath enthusiast, I am happy to report that I have never stepped into a shower and never planned to. When I wash my hair, I just use the handheld shower while I’m in the bath. He has three showers upstairs, so he decided a handheld would suffice here.

Dark floors go well with mirrors. I love the chrome and black finish and the old fashioned yet modern feel. Adding a small splash of less committed pattern with a zebra cowhide rug feels good enough for now.
